Kitchen, L or U? Still

Small Log in speed: the draft is almost completed, at least I mean we already know more or less where to find parts.

It is moving more and more towards the option with the large back room, but we dropped the idea of dressing in the bedroom. Too much wasted space for almost nothing like dressing area ...
The bathroom is not accessible either via the chamber is more beautiful but not practical when the couple has a different time in the morning!

Otherwise for the rest, the big problem is the current location of the stairs. Following on from the stairwell of the building? Elsewhere? We'd rather build it elsewhere because it would save space. But there are some legal considerations to take into account (including a space of 1m2 for smoke evacuation of the building in case of fire).

And we also wondered how to combine the kitchen. L? U? With two parallel lines? Fortunately, some retailers well known to provide a planning tool online, it's great practice and it really helps!

Our first meeting, as expected, with the architect was not revolutionary but it was good anyway! We already had him briefly explained what we wanted and arrangement are waiting to see if it held the road or not.

Good news, it is of the same opinion as us, namely that the duplex will be reversed.
Well, that's true, we will welcome guests in the lobby at night is less common. True, there will probably be more noise in the rooms will be located because directly above the bottom of the tenants. By cons we should not play a tightrope with our plates and trays to eat on the terrace! We can enjoy the unobstructed view when we get settled into our sofa or when we're having dinner with guests! Admit that it's more fun right? So here, our choice seems obvious.

By cons, things get tough at the great room / dressing room / bathroom.
Either you imagine the front of the building:
  • Plus: current coins can consider it with a minimum of work (to build a wall) so it is more economical.

  • Plus is due south, overlooking the garden and over the chamber of our downstairs neighbors. No noise pollution.
  • Less: it does not match the current arrangement of parts so it must tear down walls and build others so it is more expensive.
The architect, in the first place, a sketch with option 1, but it will still consider option 2. We'll see what happens and be chosen by the balance between the test and the test sound financial ... Next meeting Thursday.

Oh, I forgot: There appears to be largely on track to submit the application for building permits at the end of March, as desired. If that's not cool!

I am ashamed to have so little press these days but it has not really had much, it was better to be silent than to furnish

;-) The weekend was so met with the tenants of our apartment, obviously disappointed not to stay ...
It is also mounted on the roof to get an idea of the available space for the additional floor and obviously look to see what our view from the terrace! Gééééniaaaal! Especially since, for once in Belgium, the weather was gorgeous ...

Now you get into the coolest part of the project (well at least for I who am a fan of architecture): the creation of plans!
We met the architect later this week so please visit this weekend for a report of this interview.

Mr. Herfurth! Who? Well, the architect who will undertake the renovation of the apartment! Yeah, it's been a few days but we decided that waiting writing under his hand for you to share our joy
:-) It was he who took care plans of the house of my parents, and collaborates regularly with my father. It is this point that tipped in his favor: no surprises on the way to work or on his way to be! What is less obvious when someone chooses not known.

So here, I embarked on the difficult task of preventing and thank the losers ... Despite the fact that they were not suitable for our project, they still remain in our list of contacts for a possible larger project (although there are passing at home in a few years).

So basically:
  • 9% fee (relative to the 12% official)
  • filing the application for planning permission in mid-April

We have an appointment Saturday morning with architect at the apartment. History show volumes current and see what we can keep the level of the floor covering in particular.

This is also an opportunity to meet with tenants, we will send the termination of the lease as soon as we signed the official document at the notary (mid-March). That's less gay ...

Friday, driven by our core, we walked to the runway architects Y and Z. But, we repeat often enough, when to take an important decision, best left to speak the right ...
Today Monday, here we are on another track! Indeed, super creative and modern (= more expensive) Y and Z does not finally agree to our project.

We bought the apartment in order to renovate and build more than one floor, it's true. But we know from the beginning that we inhabit a maximum of 5 years or a little more.
So why allocate a budget higher than expected property that is not one where we will live most of our lives?

So we asked for a quotation to a third professional, yes another ... He is the architect who built the house of my parents and collaborates regularly with the real estate company of my father. A priori, therefore someone reliable. If
parallels the rate of the architect X (our second choice not super motivated) Who gets what will be our favors. Otherwise, it will be X who will restore our good.
